Buying a house is exciting. However, it can be very scary, painful, and stressful as you make your way through all the paperwork and approvals. Regardless, you need to be careful when buying a house. Don’t just simply check out the layout of the rooms, judge a room by its paint job, or the name brands on the kitchen appliances. Here are 5 things to consider when buying a house:

1. Windows and Doors

Look for a well-insulated house and improper ventilation. Your home should keep you comfortable in summer and winter. Old, damage, and deteriorated windows and doors can result in high energy bills as your HVAC system works hard to heat your home or cool your home. 

2. Roof

What’s the condition of the roof? Does it need any repairs? Maybe it needs to be replaced? Before you step inside of the house, inspect what’s happening on top. Does the roof look new or is it caving in? Checking out the roof should be on your number one list of what to look for when buying a house

3. Plumbing 

When you’re checking out the kitchen or bathrooms, check what lies beneath the sink and examine those pipes. It’s important to check for mold, leaks, and water damage because it can cause health problems and cost you a lot of money in repairs. 

4. Water Damage

Do you notice a musty odour? If so, this could be a sign of water damage. You should check the walls and ceilings for the waterline. This will indicate flooding from a leak or a burst pipe that may have caused internal damage. Go down to the basement and laundry and inspect piping for rust, leaking, and water stains.

5. Uneven Floors 

Check out the different areas of the floor of each room. Keep in mind, the older the house, the more important it is to inspect for uneven floors. One way you can test for uneven floors is to do the marble test. If there are any deflections in the house, it’s very costly to fix it because you’ll need to rip out the existing floor, correct the support columns, and finishing it to match the original flooring. In addition, uneven floors could be a sign that foundation work might also be needed.
